Lake Ray Hubbard Wraps the East and South Sides
Rowlett sits on what amounts to a peninsula. Lake Ray Hubbard, about 22,700 acres of water, borders the city on the east and the south, and Rowlett Creek runs along the west edge. The city claims close to 30 miles of shoreline inside its limits. I treat that number as a tourism figure, but the point holds. A lot of Rowlett streets end at water.
The stock behind that shoreline is traditional brick, median construction year around 1997, and about 84 percent of it single-family detached. True waterfront is the thin slice. Lake-view homes and neighborhoods with marina access are the more common way in, and they price differently, which matters when you make an offer. As of mid-2026 the citywide median sale lands in the low $380s, down a few percent from the year before.
Waterview, Broadmoor Estates, and What Is Being Built Now
The name to know is Waterview, a 725-acre Huffines master-planned community built around a par-72 golf course, mostly brick traditionals from the early 2000s on. Inside it sits Broadmoor Estates, a gated section of custom golf-course homes from the same era. Spinnaker Cove runs older, brick colonials from the 1980s. Highland Meadows, Flower Hill, and Lakewood Pointe round out the established list.
Building has not stopped. Seven or eight builders are active across a dozen-plus communities. Two I can point you to today are Lake Park by Cambridge Homes and Lake Shore Village by Windsor Homes. New-build pricing runs roughly from the mid $300s to the mid $800s depending on the community and the plan, so pin down the specific street before you fall for the brochure.
The Blue Line Ends Here, Plus the Truth About Sapphire Bay
Downtown Rowlett Station is the northern terminus of the DART Blue Line, open since December 2012 with 750 parking spaces, so you can ride into Dallas instead of driving the roughly 20 miles. Drivers get direct access to I-30 and the President George Bush Turnpike.
Now Sapphire Bay, the billion-dollar mixed-use project at I-30 and Dalrock. Here is where it actually stands. The city issued a notice of default in October 2025 after milestones stalled. As of mid-2026 it is moving piecemeal. Bombshells is open, a Hilton Tempo hotel is under construction, and the lagoon and resort are not built. I will not price a home off a promise. If it delivers, that is upside, not the plan.
