The courthouse square the boom drove past

Kaufman County is the fastest-growing county in Texas. Here's the part most buyers miss: nearly all of that growth is happening on the Forney side. Forney went from about 23,700 people in 2020 to roughly 45,000 by 2026. Kaufman, the county seat itself, was under 7,500 people in 2020 and is still a fraction of Forney's size.

That gap is the whole story of this market. Downtown is a working courthouse square, and most in-town homes date from the 1970s through the 1990s, with a median build year in the late 70s. The boom money went north toward US-80, which keeps Kaufman itself slower and cheaper than the rest of the county.

Acreage from five-acre tracts to working ranches

Land is what Kaufman actually sells. Inside town you'll find traditional lots and small historic homes near the square, and just past the edges it turns to ranchette acreage fast. The land market is active, over a hundred tracts listed around Kaufman as of mid-2026, from parcels under ten acres up to working ranches. On the home side, most sales land roughly in the $300K to $350K range as of mid-2026. One caution: this is a thin market, so a handful of closings can swing the monthly numbers. I look at actual comps, not the headline median.

Kings Fort, US-175, and a 33-mile drive

New construction is concentrated at Kings Fort off US-175. D.R. Horton builds the Enclave just south of the highway, and Bloomfield's Georgetown section runs from the low $300Ks into the low $500Ks as of mid-2026, with plans from about 1,500 to over 4,000 square feet.

The trade for all that space is the drive. US-175 is the lifeline, about 33 miles northwest to Dallas, around 40 minutes with no traffic and noticeably more at rush hour. There's no DART out here and no transit alternative today. If you work in Dallas, plan on driving every day, and price that into the decision.
