Kaufman County Is Growing Faster Than Any County in Texas

Forney sits in the fastest-growing county in Texas, second-fastest in the whole country. Kaufman County has added roughly 50,000 residents since 2020, and a lot of them landed right here.

You can see it in the housing stock. About three quarters of Forney's homes were built after 2000, and the median construction year is around 2010. This is a new-build town, and buying here works differently than buying a 1970s ranch closer to Dallas.

37 Builders, 66 Communities: Devonshire, Gateway Parks, and Windmill Farms

Devonshire, Gateway Parks, and Windmill Farms are the big master-planned names, with D.R. Horton, Lennar, Bloomfield, Highland, Perry, and Ashton Woods all building here. At last count 37 builders were active across 66-plus communities. As of early 2026, new construction runs roughly $270K to $495K depending on builder and floor plan, while resale mostly lands in the mid-to-upper $300s. The MUD Line Nobody Shows You at the Model Home

Many of the newer subdivisions sit inside Municipal Utility Districts. A MUD assessment can push your total property tax rate well above the county norm, in some cases past 2.3 percent when the typical Forney rate runs closer to 2 percent.

Two houses at the same price can carry very different monthly payments because of it. I check which district a subdivision sits in before you offer, so the payment you budget for is the payment you actually make.

Antique Capital of Texas, 25 Minutes Down US-80

Old Forney is still here. The Texas Senate named it the Antique Capital of Texas back in 1987, and the historic downtown still trades on it. US-80 runs straight into Dallas, about 25 to 35 minutes off-peak, which is why so many buyers trade a smaller city lot for more house out east.

How long is the commute from Forney to downtown Dallas?
Plan on 25 to 35 minutes off-peak on US-80, which runs straight in. Rush hour adds time, like anywhere in DFW. Forney sits about 21 to 26 miles east of downtown, and that corridor is a big part of why buyers keep moving this direction. More house for the money at a drivable distance.
