Balch Springs realtor you can actually reach
Balch Springs sits a few minutes from my Mesquite office, and it's one of the most affordable ways into a first home in Dallas County. I help buyers get in the door.
A broker a few minutes away, with the real number and no lowball pressure.
The Mid-$200s Still Buy a Front Door in Dallas County
Buyers keep telling me they're priced out of Dallas County. Then I show them Balch Springs. As of mid-2026, typical home values here land in the mid-$200s, one of the lowest entry points left in the county. That number has softened a little over the past year, which means buyers have more room to negotiate than they did twelve months ago.
Most of what you'll walk through is a ranch home built in the 60s, 70s, or 80s. Three bedrooms is the backbone, a little over half the houses in town. Lots run from a standard suburban eighth of an acre up to a half acre or more, so room for a shop, a garden, or a trailer exists at this price point. That combination is hard to find anywhere else this close to Dallas.
Where I-635 Meets I-20, and What's New at Arcadia Trails
Balch Springs sits on a corner of the highway map most towns would pay for. I-635 cuts right through the middle of the city, while I-20 and US-175 run along the southern edge. Downtown Dallas is roughly a 20-minute drive. If your work moves around the metroplex, you can point the truck in three directions without backtracking.
Prefer new construction? Arcadia Trails is the live option. Impression Homes opened a new phase there with plans starting in the mid $330s, and Bloomfield Homes builds from the high $300s, floor plans running from about 1,700 to over 3,500 square feet as of mid-2026. Builder pricing and inventory move fast, so verify current numbers before you fall for a model home. The community sits within Mesquite ISD boundaries, worth knowing for your paperwork.
Either lane works. A new build in the $300s or a mid-$200s ranch, I'll run the numbers on both with you, in English or Spanish.
