Rockwall realtor you can actually reach
Rockwall, along the east side of Lake Ray Hubbard, draws buyers wanting newer homes and a little more space, and there is plenty of new construction going up. I help buyers and sellers move there with eyes open.
From a brand-new build to a resale, I give you the real number and read every contract line for you.
The Harbor, Chandlers Landing, and The Shores: Life on the East Shore
The Harbor sits on Summer Lee Drive right on Lake Ray Hubbard, with lakefront dining, retail, and entertainment. The Harbor District around it holds a small niche of lakefront condos, one of the few ways to own on the water here without a yard to keep up.
For lake living behind a gate, two names come up over and over. Chandlers Landing is gated with its own marina and yacht club. The Shores is gated too, with lake access. I-30 crosses the lake right here, and downtown Dallas is about 22 to 23 miles west.
A 1941 Courthouse in the Smallest County in Texas
Rockwall County is the smallest county in Texas, about 147 square miles, and this city is its seat. The courthouse on the square went up in 1940 and 1941, and Main Street still carries its early-1900s storefronts. That gives you a true county-seat downtown, the kind most suburbs never had, a short drive from brand-new subdivisions.
Nelson Lake Estates, Saddle Star, and the Builder Roster
More than half the housing stock here went up after 2000, and the building has not stopped. The active master-planned communities right now: Nelson Lake Estates by RockWell Homes, priced from the low $500s as of mid-2026, Saddle Star, and The Homestead by Drees on 196 acres. Nearby in Rockwall County, Horizon Lakes broke ground in 2025 with 100-foot homesites and first homes expected in 2027.
Beyond those, the builder list includes Highland Homes, Perry Homes, and Shaddock Homes. Builder pricing moves month to month, so I pull the current sheets before you ever walk a model.
High-$400s Median, $400K to $700K Neighborhoods, and the Tax Rate
As of mid-2026, the median sale here lands in the high $400s, and prices have softened about 7 percent from a year earlier. The spread between neighborhoods is wide. Caruth Lakes resales run around $400K, while Stone Creek runs $700K and up.
The number that surprises people is the tax rate. Third-party estimates put the City of Rockwall's combined rate around 1.57 percent, cited as the lowest combined rate among the major DFW suburbs. On a high-$400s house, that shows up in the monthly payment. I run the full number, taxes included, before you make an offer.
